Couple thoughts. If you had the cover off to look at the flapper arm, did you see any coolant in there?
Also, from my experience, the easiest way to find a leak is with a coolant system pressure tester. I own one, but you may be able to get a loaner from Advance Auto or Autozone. Pump up about 12 pounds of pressure in your system and listen for the hissing. Starting the car will build up the same pressure, but the engine noise drowns out the sound of the leak. And if the leak is small enough, the heat from the engine will evaporate the coolant before you can determine where the leak is located.
