My house has been for sale for a month now. I priced it about right or a tad high and have had little traffic. Two other houses, same price range, slightly different dynamics, sold within 2 weeks because they had better yards, but if you would have asked me I would have said they were priced high. Pricing homes is tough and subjective. Its easy to price low and move the house. My last home I priced it above what the realtor recommended and got every penny in 21 days.
A few thoughts about selling a house right now and some lessons learned:
1) This is not the prime season -- Spring is the hot time -- starting in April as schools begin to let out. This is very true of the local home trade-up market since moving often means switching schools.
2) Level of home -- $400K+ homes take time to sell -- not many people can afford these and the market is much smaller so size/price of home will matter.
3) Whats good and bad about your home? My old home had an awesome wooded yard - rare for where I live and sold quickly. My current home has a smaller yard, but a great pool -- I suspect the yard will hold back buyers with young kids -- I know that it will take longer to find someone, but I knew that when I bought the house and made up for it.
4) Any little/cheap things you can do -- do it. I basically repaint a good chunk of the house so it smells new and looks clean. This is key. Its hard for us with pets and kids, but we if I walked into our home it looks good -- when I was looking at homes I couldn't believe how many were unkept. Crazy.
5) Open houses are fairly useless tactic.
6) Your agent should make sure he holds a home party for the other agents so they can see your house and know its available. Listen to the feedback from the other agents -- often very useful.
Good luck. I hate having the house for sale and having to keep it extra tidy. I just hope it sells soon so I can move out of state or I find a company to pick up the tab;)
