In my area (Maine), more expensive houses have been sitting unsold for many many months - some a year or so. Many are overpriced, with their target market being retirement age people from "away" with money.
Expensive houses are soon to be a buyers market when owners eventually discover that the dot-com era boom is over and that a replacement boom hasn't come along yet.
Less expensive houses (that a normal family with normal jobs with 2 kids and a minivan can afford) sell very quickly due to todays low mortgate interest rates. If you have an affordable house in Maine, it's easy to sell.. I suspect the same principles apply regarding interest rates affecting home purchases wherever you are in the USA.
Less expensive homes are also popular due to the lower property taxes the owner has to endure. In the town where I live, I pay $5000/year to the town for property taxes for a medium priced home and I feel like I'm getting reamed. If I were in the next town over (where I work), taxes would be almost double that. Property taxes are a serious problem in our area.
Research taxes where you intend to live.
