I agree - if you know any interior desecrators, invite him/her over for dinnner & ask for advice on how to "stage" the house for maximum appeal. Then come up with a budget to spend as little seed $ on the cosmetic issues, and minimize, minimize, minimize the stuff inside.
Watch out for some of the lofts downtown, though- I live in a loft/condo complex and the issues the loft owners are going through are much more serious with the old construction, even though they were "redone" by builders in the last 3 years. Outside of the "City of Atlanta" water & sewer issues, expect Fulton County, & City of Atlanta taxes to be at least 50-75% above what you are paying in Dekalb. Let me know if you want to hear what my taxes were for 2003 on a one bedroom/one bath condo less than 900 sq. feet. *lol* Happy Hunting
