If you received rental income from the new renters and allowed them to take posession of the house for the remaining 12 days of the old renters' lease, then it seems to me either 1) you rented out a house that the old renters were still entitled to, or 2) you released the old renters from their leasee obligations for those 12 days. You may have language in the lease which allows you to do such a thing (abandonment clause), but unless you've been harmed in some other way (excessive wear-and-tear, etc), I'd suggest releasing them from the obligation to pay those 12 days in December. Use the legal language to protect you from being harmed, not to gain undue advantage, just seems right, and that's always the way to go IMHO.
