How old are your pipes? Does your house heat evenly? A single pipe steam system is pretty rare. I have seen a few in old churches, but I haven't seen any (that I know of) in homes.
Since you are already facing the expense of a boiler replacement, you may want to spend just a little more to have some of the pipes inspected. This may involve cutting out a short section in an easily accessible location (basement maybe?) to replace it with a piece of new pipe. If the old pipe is heavily corroded on the inside, has significant blockage, or has thin walls, you should probably make the big jump to a two pipe system now.
Industrial steam boiler systems rely on religiously monitored and maintained water chemistry to prevent scale and corrosion, and yield a very long operating life. Residential and commercial systems rely simply on using clean water with no specialized water treatment chemicals.
Your pipes may be in very bad shape. Now is the time to inspect them and put your mind at ease for the next 20 years of so. It could also be a big boost to potential purchasers if you sell the home in the next 10 years.
