brake pads are normal wear items, and if you do a lot of city driving, then they will have to be replaced earlier than usual. MAS...seems to be one of those things that will fail eventually, like the DI. Seat electronics could be due to several different drivers using the car, increasing the wear on those mechanisms. Could have also been a minor fault in the circuitry...nothing to shy away from.
For the non-major problems, it's possible that one of the grommets that holds the bumper to the car has come loose, and has to be replaced.
I wouldn't shy away from it because of what you've found. Actually, since you have an "in" and know everything, then that's probably better than finding one for sale privately where you don't have the luxury of knowing the entire history. Not to say that private sellers are hiding something, but you know what I'm getting at.
