One of the condos we looked at also has commercial space in the building which supposedly effects the down payment. Plus a lot of people are buying condos and renting them out by the week in the summer which is considered a commercial use. I'm pretty sure I can have whatever I get as my primary residence since I don't own or rent anything else. I don't have or want pets and most of the restrictions aren't a problem. The HOA fees were all under $200. My biggest concern is what would happen if the building was destroyed or heavily damaged. Obviously you would not be master of your own fate. In one case I was told the purchase price essentially made me a member of the association but I didn't really own anything. It might explain why single family homes for sale near the water front/downtown are almost non-existent while condos are.
