We live in the opposite, Chicago burbs, so once or twice a year after/during a heavy snow it might be nice to have AWD but I found it wasn't worth the extra cost. We had a Subaru Forester for a while and yeah it was helpful but the extra cost of the AWD in price, fuel, tire issues etc, (ok, I really should invest in snows at least). And if we really needed it my inlaws are just over a mile away and they have an AWD & 4x4. Plus at the end of my small sub-division is a "fake house" water pumping station, so the public works usually keeps our street pretty clear.
So normally I'd say why spend the extra money for something you might really need a handful of times... but in your case it sounds like it would low mileage anyway so fuel costs aren't really an issue, and you would use it for off roading / camping. So go for it... just make sure whatever you get is really capable of getting through the washouts. All too often around here after big rains there are the news stories of people in their SUVs who think they can get through a flooded underpass just to find themselves stuck. For whatever you get, you may first want to research aftermarket snorkel kits to get the air intake higher.
Since its low mileage you could always go with an older Land Cruiser/4Runner or even Land Rover/Discovery.
