I would say myth, rather than theory. Sure, there are investments out there that have returned 10% or more, but they are few and far between. Predicting which ones they are in advance is no mean feat, and certainly it is foolish to count on getting a 10% return in order for your gambit to pay off.
One thing that's been overlooked is that when a dealer offers you a low rate, like 0% or 1%, they are making that up on the front end. They are not in the business of giving things away. If the car is $10,000 at 0.9% for 3 years, it's a sure bet that if you offered $9000 cash they would fall over themselves in their rush to accept your offer. You're probably better off doing that and using a secured line of credit from a bank if you don't have the cash on hand. It's usually a bad idea to get credit from the same source as you are purchasing the goods from, because it's a source of revenue for them.
