if you pay for an appraisal from one of their preferred appraisers, and the LTV is under whatever their guideline is, can they re-underwrite your loan? Or maybe just ask about a refi - they would reappraise it then anyway and you could get credit for the appreciation of the comps in your area. As the other poster suggested too, sweat equity inside the house can pay off when you sell, but probably not much for a lender's appraisal in the mean time.
