The usual way here in NY is to take an "a" and "b" mtge. IN other words a first and simultaneous second or HELOC. The first is for 80%, thereby eliminating PMI, and the second for the difference over your downpayment, if any. I don't know what y'all do out in America, but here in NYC folks buy houses with nothing down and get back their closing costs. Of course, if you're more traditional minded, nobody's gonna stop you from putting down all you want. But the reality is, that a few bucks more in a down payment isn't going to make any appreciable difference in the monthly payment, so if you have some cash, may as well keep it in your pocket.
