I struggled with 2%! ha ha ha....but ended up getting a great rate (4.75) and a zero down mortgage. I have the PMI and would love to see it go, so I make extra mortgage payments. Your situation is very familiar, I have done a ton of work myself, remodeled the entire house and I know it's worth way more than what I purchased it for. But...my PMI is $92 bucks a month. Think there might be a way for your PMI to get lowered? I am assuming you paid way more for you house than I did, I don't live in a "hot" housing market (Pittsburgh) but I live in one of the better suburbs.
let us know what you decide, I might follow your lead!
