because the 2nd invariably has a higher rate, which he then carries to the end of the loan. (BTW, MY mortgage is exactly what you suggested (an 80-10-10down), because that made the most sense; I felt we were near the top of the market w/no appreciable room in the near term).
In a case where there is likely to be quick appreciation / renovation, it is almost always better to make sure of the PMI removal conditions, and go w/the PMI. Then you max the lower rate for the loan. Often a second mortgage on a property can reduce other financing options down the line.
