D'ont know too much about getting PMI removed other than getting the LTV ratio to 80/20. But I have been in the Home Repair business for 25 years, doing mostly repairs (both appraiser required and owner sale preparation.) Making vast improvements, new kitchens, fancy lighting, swimming pools, are great if you plan to live there for a long time, but are not very helpful as far as return on investment. Most neighborhoods have houses similar in square footage in them...and similar price per square foot. Here in West Texas, the appraiser gives the same weight to brick, wood siding or vinyl exteriors.
What he mostly looks for is serviceability...does everything work. Sometimes, dirty walls don't even carry any weight as long as there are no holes in them. If the area has $60K homes in it, and you have $20K in improvements your house might appraise for $65K..and most people looking for an $80K home will look in a neighborhod of similar $80K homes. So, enjoy your "new" home to the max, and one other thing, You will have "eye candy", for a quick $65K sale.
