building a house vs buying a house

Hi,
Its been a while since I've posted as my 900 has been sold and I now walk 5 blocks to work. Historically though Saabnet has been a great place to ask general questions, so here's one...
In a year or two I'd like to have a nice house and enough land for chickens and sheep. I looking around where we live now the options seem to be:
(1) buy 5 acres and build from scratch
(2) buy an old farmstead w/ a energy inefficient 100 yr old farmhouse and a woodlot
or (3) buy (2) but the farmhouse is completely decrepit (needs new furnace, plumbing, electrical etc)
I'm looking for anecdotal expeience with any of these possibilities. I worked residential construction during college and feel comfortable with the mid-level home tasks (finishing off a basement, trim carpentry, electrical wiring, plumbing in water heaters, structural reenforcements...) but I've never tackeled something as ambitious as demoing a house down to the studs and starting from scratch.
I'm paticularly interested in references that discuss how to estimate materials/labor costs for things like installing a furnace and ducting or pricing out windows. Any good titles you can reccomend would be great.
With luck this will be my summer project.
best regards,
nt
