My Dad bought his grandparent's house, an old farmhouse with some victorian characteristics, around 1965 to renovate. My Dad had extensive experience in home construction but this job still required 3 to 4 years working part time.
Examples of things you have not considered but may well discover by converting an old home; failing field stone foundations, inadequate sanitary plumbing and septic systems, wall thickness (will NOT be 3-1/2 inches as is today's customary 2x4 - meaning all added studs will have to be ripped from wider stock, or entire walls replaced with today's standard materials), antiquated (i.e. porcelin knob and post) wiring systems with no ground, rotted wood everywhere, etc.
Rescuing an old home is a noble task, but one which requires much more work than building a new home.
Have you considered "kitted" homes? These arrive either as bundles of lumber or as field erected panels. One manufacturer is Wausau Homes. A panelized home can be erected on your foundation in 2 days, then you have the rest of the sumer to finish the inside. These are common in Northern areas with short building seasons.
