I do not know all the scenarios, but I bought a 3 year old one for $17k, listed new over $30k. It was a former lease and it was in nice shape.
It's now 10 years old (i've had it 7), and I've had to repair some of the typical (NG900) problems. I do it mostly myself. It hasn't been in a shop since warranty ran out.
If the repair bills stay low, this is really a "cheap" car. Also, insurance and taxes keep going down.
So I guess i'm going toward #2.
