First, don't forget that the realtor is working for the SELLER! He/she is going to be working with the sellers best interest in mind, not yours.

Inspections are probably required by the mortgage lender. If you make an offer make it contingent on inspections. Find out what inspections are needed. I bought an old (200+) house. I got an inspector that specialized in old houses. If there is a well get it tested also. Look out for DIY jobs that might have to be re-done on your dime.
