rely on your own instincts about the inspection. If you see discolored wood looking up in the basement or crawl space, YOU go and see if you can push a fingernail (or finger) in it. Don't rely on the inspector's moisture meter. BTDT :-(
If you should decide to purchase and make a list of things for the Owner to fix, DON'T let the agent rush you through the final inspection. If you have to go up and get a ladder to inspect something, do it. Stand firm and inspect everything before you sign all those papers the last time.
