Yo. You said you qualify for $300, but are limiting yourself to $190.

The advice I've heard (and followed) is that you should try to get as big/nice/well-located place as you can afford. The thinking being that your payments will basically stay fixed while your income continues to rise. This is even more true with today's absurd interest rates. Just something to think about. Big mortgages aren't for everybody.

fyi, I bought my ~1,300 sq ft. 1 car garage townhouse in the DC burbs almost exactly 3 years ago for $175k. My next door neighbor just sold for $285k and the guy next to him sold for $290k, and both of those are lacking several upgrades my place has. sure beats the stock market!
