Thanks for the moral support. I just needed to vent. A few bits o' info:

0) Patience, yes, thanks mm. It does make sense.

1) We did take a home buyer's class so we're pretty well prep'd.

2) I'm down with home inspectors, even on new homes. We've got a good one lined up. We're looking mostly at houses built in the 1980s.

3) We've been shopping the web since January and doing drive-bys of 25+ houses for over 6 weeks. I think I know the market moderately well since I shopped it seriously 2 years ago only to decide to keep renting at that time.

4) We have a broker/buyer agent who is solid and low pressure. He hasn't tried to rush us and seems very scrupulous. (He's given us CMAs on a number of properties, etc.) My wife and I are putting pressure on ourselves actually. It was the seller's agent is the one who claimed another offer was on its way.... I know to be suspicious of the seller agent!

5) We are prequalified, but not preapproved. Maybe we should go the next step with the bank. I'll visit them tomorrow.

6) Haven't got a lawyer yet but I have some names. I was just going to let our broker write up the offer; maybe I'll work on that tomorrow too.

7) Budget-wise, we're in pretty good shape. We were pre-qual'd for a loan up to 300k but decided to set the limit for ourselves at 190k.

Thanks all. I will post back here once it's all over. Will definitely be by June, but possibly sooner.
