although common, it is bizarre that people are willing to offer 100-200K for a house that they've walked around in for at most 20 minutes. My wife and I did the home inspection and the inspector still missed a structural flaw (a missing bearing wall in the basement) that I'm now correcting. Be VERY suspicious of sagging roof lines, sqeaky floors, cracked concrete slabs, cracked plaster, etc. Don't accept "Oh that's just setteling" as a satisfactory excuse! If the basement is finished off ask about seeing permits for the construction - don't hesitate to offer less if they did the work without getting a permit.

Even if its a hot market (wife and I made ~8 offers over 4 months, 8 different houses, the 8th was the one accepted) it is worth it to think things over and go slowly. There will always be more houses coming on the market next week.
