I'd say the best thing to do is a bit of research and contract the job yourself. Just look for framers, plumbers, electricians, HVAC...etc. and sub out all that work. Guy I know in CT did that and even did a good amount of the work himself. Built a 7500+ sq ft house with another 3600 sq ft in the basement with 12' ceilings on 1 acre of land. Total cost of the project was $680k (he went nuts with finishing touches), but the week it was done he had it appraised at $2.8mil. That's a quick $2.1mil in equity.
