What you describe is how things are commonly done is non-urban areas. It's sort of a middleground between building a house yourself with mud and logs and moving into a prebuilt luxury house.

I had a house built three and a half years ago. I had bought land several years prior to that from my grandparents and built a garage first.

Various aspects of my house are pretty unconventional and custom which I like compared to "normal" places. It will suit my needs well into the future. I didn't have an architect, as my community does not require one for residences, and I'm pretty good with physics, drawing, artistic things, etc.. I had the carpenter in charge of my house fine tune it for the sake of practicality and cost. Things will cost more than you expect. I ended up spending about $40,000 more than I estimated. However, with the low interest rates we have now, and ever rising cost of homes, there are good reasons to get what you want to build built now.

The bank will want estimates of the costs from the people who do the work. Then you get a construction loan where you only pay interest. They send someone over several times during the project to make sure their money isn't getting wasted. When the project is done, you convert the construction loan into a mortgage.

In construction, if you left subcontractors alone, NOTHING would get done on time. If you crack the whip hard, things won't get done on time either, but it will be close enough to on-time. If you're not a whip-cracking boss, get someone to act as a contractor or project boss. Someone well connected and with good communications skills and outgoing.
