If we ever want to feel better, we look at real estate stories in the New York Times. Amazing how little a million gets you in Manhattan :-)
Another peculiarity: Once you do buy here, the tendency is to stay put and keep improving it rather than moving, because of our tax laws (Prop 13). If your house cost $200k ten years ago, is worth $700k today and you move up to a $1 mil house, your tax bill alone will increase the better part of a thousand a month. This often makes it far cheaper to add on and remodel than move up elsewhere. That said, the biggest price driver in cheaper areas are equity refugees relocating from high-cost cities. Personally, I'd rather have a thousand square foot house in the San Fernando Valley than four thousand in Bakersfield!
