...that's Ok if you've been living there for a few years, I guess. But if I moved there now, to buy the same house as you I'd have to take out a mortgage $300k bigger than what you have - that's an extra $2,000+ every month! That kind of appreciation is just not sustainable when you think of it like that. On the other hand, the demand for housing is going to continue to go up so I don't foresee any huge crash - maybe just a flattening or more moderate growth in the future.
The $300k may just be a paper gain, but if you are moving there from an area where house prices have been stable (the midwest) it's not just paper - it's real serious money. I appreciate that you just have to decide that it's either worth it to live somewhere like that or not .
