That's all very helpful.
The price on this is $7500, and after looking around for the last eight months or so and following prices, I think it's worth right now about $7000, and probably worth $6500 or slightly less in a year, given that nothing crazy happens with the motorhome scene. Seems like everything between about 1985 and 1993 or 1994 is compressed into the $4000 to $7000 range, and not much has changed in the last many months. Some classics (GMCs) are obviously the exception, but in California the price difference between a POS 1985 Ford Class C and a 1993 30+' Class A isn't very much. As long as nothing bad happens, I think I'm playing with, at most, $3000. I'm ok with that that risk.
The story with this rig is that the owner bought it for some friends from Europe who wanted to travel around America in an RV. He bought is a year ago with 100k on it, they logged 5,000 miles, and now he's selling it. I feel good about the fact that it did a 5k round trip and made it home without issue. I'm going to do about half that again, I suspect.
The rear right corner was probably run into something, I think before the current owner bought it. I did go up on the roof and it looks to be in good shape except for that corner. The roof is soft there, including the top mounting point for the ladder. I suspect it was damaged, leaked, and then repaired, but as you say the wood in there is probably wrecked. The owner says even in the recent downpours we've had the interior wasn't getting wet, and the interior stain looks old and subsequently cleaned, so I have no reason to doubt him. Still, between the impact and the water damage, it's surely not healthy. That's my main concern with this truck.
I did go through all the cabinets and basement storage areas and looked at the water pipes, wiring, etc. There was some moisture around the compartment with the water tank, but I couldn't find any leaks. It could be a slow leak, or it could be trapped water from the recent rain. It was literally just moisture - there was no dripping or spotting on the ground. Once I brushed it with my hand, I couldn't find it again.
I did not try the furnace nor the hot water heater. The furnace more or less in purpose (I don't need it), but I should have tried the water heater. When we couldn't restart the thing the inspection kinda hit a wall - a second trip is going to be needed for a full evaluation. He drove it to where we looked at it, and the engine was warm (I opened the cover and poked around some), so clearly it runs, but I want to put five or ten miles on it before thinking seriously about it.
I *think* I'm going to get in touch with the seller tomorrow and see if he's willing to sell it for less - like, a lot less. If so, I think I'm willing to tackle it. It really is about perfect in size and features, I like the drivetrain, and it has an unusual floorplan - the rear queen + foldout couch is better for me than rear twins and a dinette, which seems far more common. It's also quite clean inside and doesn't smell weird, which is the best feature of them all. ;)
