Yes you are.
The seller only agrees to pay ~2.5% to his "seller's" agent. The other ~2.5% is designated as a co-broker comission to be paid to whoever will bring the buyer. If the buyer has no agent than the seller agent will try to have the buyer to sign the "dual representation" form and represent both - but the truth is that this form does not have to be signed (imho, but may vary by state).
All these things about the brokers working in seller's/buyer's interest is total BS - the agents always work in their own interest, which is to make the sale happen and ideally to collect as much money as possible in the process.

Once again, if I can make an offer and convince the seller's agent to waive the co-broker comission my offer is effectively 2.5% larger.
