In NJ, getting a Brokers license requires 3 years, a broker mentor, and a 400 hours of class time. And then 40 hours per year of additional time. Our brokers test is several hours; I'm sorry MA doesn't have higher educational standards.
Redfin is not applicable to NJ.Our mls sheets have a lot of commentary for agents to read to prepare for a showing, including lockbox info, client information, etc. that we cannot share with someone off the street.Imagine everyone getting full mls access, and people just opening houses at will? A great source for thieves.
We also, in NJ, are required to disclosed in a separate form, the commission structure to the seller, who then has to sign off that they agree to said structure. Why? Because some agents used to enter in a total commission of 6%, with 4% to them and 2% to the buyers agent rather than a 50/50 split. This makes agents less inclined to show the home. The seller needs to know this.
