As an agent, when working both sides of the deal, you are doing twice the work. I would not - and my broker will not allow - me to kick back any monies to the buyer. Its asinine - the buyers agent works through the negotiating, home inspections, appraisals, finalizing mortgage docs, closing attorneys - and the seller works with all of the same. Its double the work.If I had a buyer that tried that with one of my listings, I would refer them to another agent to write the deal.
The showing agent never should have shared the full MLS sheet. We have a customer sheet which eliminates a lot of commentary and compensations points that are irrelevant to the buyer. Every buyer thinks we get it all. But after our fees are paid, E&O, franchise fees, etc we work hard to turn a lot of property to make money.
Unfortunately, the ethics of many a Realtor gives th rest of us a bad name.
