That's like saying a shopper arriving at the store when fruits are being unloaded should only pay the store's own buying cost instead of the selling price on the shelves. Whatever broker's fee the Seller promises to pay his broker is the marketing cost of the house; the so-called "co-broker fee" is something that the Seller's broker is dangling out as incentive for a third-party to find a qualified buyer. There is no law carved into stone that says the Seller's broker has to offer that incentive to anyone at all. In fact, if the house is a hot deal and the Seller's broker is the one making the effort to make the house marketable (yes, some of them do hire contractors to fix homes), the Seller's broker may not be interested in splitting brokerage fee with anyone. Unless the property is priced in such a way that it is not particularly attractive to begin with and the Seller's broker is collecting money for doing next to nothing (and knows it), your stunt to bring in a buyer's broker that does absolutely nothing may just have cost you the deal as the seller's broker may just pick someone who does appreciate his/her work . . . assuming he/she has a real good deal on hand.
BTW, do I think 6% is too much for a "normal" houses that can sell themselves without any touchup? Of course. And I'm sure technology will squeeze that margin over time. However, in the current market place, there are real deals where the seller's brokers do earn their keep for the work they do for both the seller and the buyer.
