Just simply lower your offerprice by the portion of the commission that the seller expects you to pay. Or refuse to pay a commission for which you received no benefit and signed no contract. His agreement with the broker is his agreement, not yours. Seller, of course, can refuse your offer.

Not total BS....As you say in your post the broker wants the price to be as high as possible and still close the sale....That is exactly what the seller wants. Again, the broker has no contract with the buyer.
