This would be my question - are you looking to get cash back out of this deal (i.e. receive a commission) or simply have less money flow out of the deal to a broker? If the latter, I don't think there is anything special you need to (or can) do other that explain what you want to the selling agent.
When I bought my place last year, I brought no agent to the table. We both used the selling agent, and she agreed to waive her buyer's side of the commission as part of the process. I received no cash out of the deal, so it's not like the DP was larger, but in turn the seller was able to accept a ~2.5% lower offer because that money wasn't coming out of the deal.
You can't force this to happen with paperwork or whatever - it's just another term of the purchase you choose to specify. You can't make the other parties agree, there is no magic phrase. They may or may not agree, but in general I don't see why they wouldn't. They - especially the agent - wants to sell the house. If this will sell it, they'll probably agree to it. :)
