I am looking for a way to FORCE the seller's agent to give up the co-broker comission. When a house is listed in the MLS the co-broker comission is spelled out directly and in advance - typically 2.5%.
My options for now:
1. Talk to the seller's agent and convince him to give up the comission - I can only trust him to do this voluntarily up to a limit. I am sure he will press the seler to pay him double the comission.
2. Bring my own agent who will then give me a partual refund of his fee. The seller's agent is required to pay the predetermined co-broker comission by law. For example, this agent (flatraterealtymc.com) clearly advertizes giving back 50% - so it must be all legal and commonplace.
3. Getting my own real estate agent license - in retrospect this is what I should have done. It only takes 3 saturdays and then a short test - about $700 in total fees and I would get some good education in return. It is actually not too late to do this still.
