...the seller (or his agent) agrees to give a specified amount (almost always 2-2.5%) to the agent that brings a buyer. Even "for sale by owner" houses offer the same co-broker comission. In the latter case not having a buyer's agent is an immediate 2.5% advantage as the money go directly to the seller. AFAIK selling preferentially their own listings would be a big violation of agent ethics code and/or illegal.
