I had an idea of what some comparable sales were in the neighborhood before we started the process. He of course did as well. He however had much more detailed information regarding how long sold houses were on the market, how motivated some of the sellers were, issues related to particlular comparables that made them better and worse than my house. We arrived at a listing price together. In particular he emphasised to me the value of my very flat, fenced, cul de sac lot which made my house more sought after and more valuable than I realized. He did his job and he earned his commission.
By the way, there would be no reason to waste your time going to open houses to get comparables.
Simply search your county property tax assessments on line by street or subdivision. For many counties these records are on line. Those records show the ownership history by date, price paid, lot size, square feet by floor, basement, attached garage, etc. If these records are not online, then make one trip to the courthouse or assessors office with a list of house addressed and research.
