The majority of $600k houses is owned, not rented. Anyway, I do not see how the potential rent amount is relevant to anything in this topic.

The decision to complete the sale is made by the owner (and not his agent) based entirely on the amount the owner makes on the sale. He does not care whether the money is coming from the buyer directly of from the reduced comission.

The moment I give an offer the seller's agent is obligated to show the offer to the seller, regardless how the buyer is represented. It would be fraud and criminal offence to hide the offer just because the buyer has his own agent.

I do not see how it would delay any transaction other than the seller's agent would illegally hide the offer. If my offer is rejected I would not hesitate to contact the seller directly to confirm that he saw all the details of my offer, and I do not think any agent would be taking such a risk.

As far as the grocery comparison - I do not mind paying good money for good food. But if there is another store with the same food for less I would shop there - regardless whether I would be willing to pay the higher price if that store did not exist.
