Buying a Used Saab

Gentle People,

I looked at a 1986 Saab 900 Turbo that is for sale for $1995.

The good:
body is clean and straight,
paint is good, some peeling
brakes haul it down fast and straight
manual sunroof
interior is generally good/clean
it drives nice, solid
has A/C, don't know if it works (it's cold in NH)

The bad:
171K miles,
automatic,
headliner falling down,
no radio,
small rust holes on bottom inside driver's door
cracked dash
cover peeling off glove box
driver's mirror is missing the mirror itself

The ugly:
heavy oil leaks around engine/transmission
smell of burned/burning oil when stopped after a short run
(leaked oil burning off engine block?)
power steering doesn't work

Questions:
Where do heavy duty oil leaks come from? The used car lot
dealer says 'valve cover,' but I don't trust him. (He also said the
Dodge Stealth on the lot was rear wheel drive.)

Repair record shows power steering has been a problem.
What does it take to repair/replace it? (The steering itself
seemed OK, just the effort to move the wheel was high.
On the highway, it was fine.)

I know the auto transmission is not know for being
robust. What does it take to replace it with a manual
transmission? gearbox, pedals, shift lever, cables/rods,
flywheel, bellhousing?

Please reply off line, too.
