I have done the cabin fan tune-up with a couple of exceptions.

It is not necessary to unsolder or cut the sensor wire. At least in
my case the wires are long enough so that you can pull the sensor
circuit board outward a millimeter just out of the attachment and
slide it to one side.
Oil seems to lubricate it for a few months at a time, but frequent
oiling led to a non-functional fan in cold weather as it collected
all the dust and debris increasing friction.
To get it work again I trimmed down the axle end so the round magnet
sits now closer to the coils. Occasionally, depending on ambient
temperature, I can hear a slight rattling sound which I believe is
to do with the axial movement that the coils and magnet setup does
as a side effect. I'm now actually happy to hear it, it means the
fan is working and I don't have to explain friends that this little
fan here is the reason why we can't have a nice constant temp in the
car!
